Turnkey House Construction
From foundation to handover: structure and finishing, with furnishing included when it's part of your scope.

Structural Construction, carried all the way through
This is Structural Construction carried all the way through — structural frame and finishing, plus furnishing when it's part of your agreed scope, so you walk into a home that's genuinely ready to live in, not one that still needs months of finishing work after handover.
How we build your home
- Consultation — A free 30-minute conversation about your plot, your needs and your budget.
- Site visit and assessment — We check access, slope, drainage and neighbouring structures, and recommend soil testing where site conditions call for it, such as sloped, filled or stream-side plots.
- Design — Floor plans, 3D visualization and structural design to NBC 105:2020, revised with you until approved.
- BOQ — A detailed, itemized breakdown of materials and costs.
- Contract — Formal contract covering scope, cost, and timeline.
- Permit (naksha pass) — Municipal approval of the drawings, in place before construction starts.
- Construction — Foundation, structural frame and finishing, with continuous on-site supervision and regular progress updates.
- Inspection and handover — Final inspection, documentation and a room-by-room walkthrough before you get the keys.

Frequently asked questions
How much does turnkey house construction cost per sq.ft with Ajira Builders?
Our rate runs NPR 3,000–6,000 per sq.ft. Where your home lands in that range depends mainly on the finish tier you choose, the number of floors and site conditions such as access and slope; your exact figure is fixed in the BOQ before work starts.
How long does turnkey construction take?
About 10–12 months for a small-scale home and 12–18 months for larger or more complex ones, from foundation to handing you the keys. The agreed timeline is written into your contract.
Does turnkey include furniture?
Only if it's in your agreed scope. Turnkey always covers the structure and finishing; furnishing is optional and itemised in the BOQ when included.
Do you give a BOQ and written contract before starting?
Yes. Before any work starts you get an itemised BOQ (Bill of Quantities) and sign a written contract covering scope, cost and timeline, so what you are paying for is fixed on paper before the first day on site.
Do you do soil testing?
Not on every plot. We assess each site first, and recommend and arrange soil testing where conditions call for it, such as sloped, filled or stream-side plots; the results feed straight into the foundation design.
Do you build to NBC 105:2020?
Yes. Every project we build follows NBC 105:2020, Nepal's national building code for seismic design, which sets how a building must be designed and detailed to resist earthquake forces.
Can I visit completed or ongoing sites?
Yes. You can look through our completed and ongoing work on our projects page, and ask us to arrange a visit to a site when you get in touch.
