Because of a recent regulation by the Nepal government, a minimum of 4 aana 1 paisa of land is required for land parceling — meaning all new land parcels should be at least 0-4-0-1, or about 130 square meters, in area. (Land laws can change — please verify the current rule with your municipality before relying on this.) If you already own land smaller than 4 aana, there's no issue building a house on it.
In this article, we look at designs that work well on a four aana plot or equivalent.
A 4 aana plot is enough for building a 2,000 to 2,500 square foot house — comfortable for a small family. We usually suggest a rentable ground floor with a bungalow-style layout across the upper two floors for a 2.5-story house, though the final layout depends on the client's requirements.
Municipality Rules to Keep in Mind
Most municipalities mandate that you leave 30% of the land open, with the building covering only 70% of the total land area. If your land is greater than 8 aana, you can only cover 60% of the plot.
Cost to Build on a 4 Aana Plot
We recommend budgeting a minimum of around NPR 3,500 per square foot for construction, though the final cost depends on your specific requirements and finish level. An approximate budget of NPR 1 crore should be enough to build a comfortable home on a 4 aana plot.
