Project Management (Owner's Representative)
Independent oversight of your construction project — even when the contractor building it isn't us.
What this actually is
This service is for clients who have already hired their own contractor to build their home, and want an independent, engineering-led party representing their interests throughout — not the contractor's. We track materials, monitor consumption, direct the contractor on execution, and maintain a continuous record of progress, timeline, and cost.
What's included
- Material procurement tracking and placement oversight
- Workmanship quality monitoring
- Progress, timeline, and cost tracking throughout
- Dispute mediation between you and your contractor when issues arise
- Non-negotiable enforcement of engineering standards — no compromise, regardless of what the contractor prefers
What's explicitly not our responsibility
The contractor is hired directly by you, the client — not by us. We don't take on the contractor's liabilities or workmanship warranty; our role is oversight and representation, not construction itself.
Timeline
Matches the underlying project's own timeline — this is an ongoing oversight engagement, not a fixed-duration service on its own.
What makes ours different
We stay genuinely on top of the work, mediate disputes fairly, and never compromise on engineering standards to keep a contractor or a timeline happy.
Frequently asked questions
How long does the engagement last?
As long as your construction does: we stay on from start to handover, so the engagement matches your project's own timeline rather than a fixed duration.
Do I need to hire my contractor through you?
No. You hire your contractor directly; we represent you, not them. That independence is the point of the service.
Who covers the warranty on the construction work?
Your contractor does. We don't take on the contractor's liabilities or workmanship warranty; our role is oversight and representation, not construction.
Will you hold my contractor to NBC 105:2020?
Yes. Enforcing engineering standards is non-negotiable in this role, and that includes NBC 105:2020, Nepal's national code for seismic design, whatever the contractor would prefer.
What happens if I have a dispute with my contractor?
We mediate between you and your contractor when issues arise, working from our continuous record of progress, timeline and cost.
Can I visit completed or ongoing sites?
Yes. You can look through our completed and ongoing work on our projects page, and ask us to arrange a visit to a site when you get in touch.
