When you need kattha in dhur
House plots in Terai towns are often a few kattha or less, and their prices are often quoted per dhur, so a plot size in kattha has to become dhur before you can price it. It works the other way too: an advertised 30 dhur is 1 kattha 10 dhur.
1 kattha = 20 dhur. A dhur is 182.25 sq ft, a square 13.5 ft on a side, or 16.93 sq m; a kattha is 3,645 sq ft (338.63 sq m).
Going back, divide dhur by 20: 50 dhur is 2.5 kattha (0-2-10). Prices convert the same way: a price per dhur × 20 is the price per kattha, and a price per dhur ÷ 182.25 is the price per square foot, so every Rs 1 lakh per dhur is Rs 548.7 per sq ft.
The dhur is the smallest unit in B-K-D, as the dam is in R-A-P-D, so a decimal in the dhur place is normal: 0-0-9.96 is just under 10 dhur.
Worked example: 3.6 kattha
3.6 × 20 = 72 dhur. The 0.6 kattha is 12 dhur, so the B-K-D figure is 0-3-12, and the area is 13,122 sq ft (1,219.07 sq m).
For anyone used to hill units: 15 dhur is 2,733.75 sq ft, just under 8 aana (7.99), and 1 kattha is 10.65 aana.
Common mistakes
- Reading 1.25 kattha as 1 kattha 25 dhur. A quarter kattha is 5 dhur, so 1.25 kattha is 25 dhur in all, written 0-1-5.
- Treating a dhur like a paisa. A dhur is 2.13 paisa, or 0.5325 aana, so the two never swap one for one.
- Rounding a dhur to 182 sq ft. Over a kattha that loses 5 sq ft, and over a bigha 100 sq ft.
